Our electronic online notary public service is offered to clients via any web-enabled desktop or laptop with a webcam or via any Android, iPhone, or iPad. It enables a face-to-face meeting with a notary, just like meeting with a traditional notary public in-person, but takes place entirely online.
At your scheduled appointment time you will upload your document(s), verify and authenticate your identity and connected with a commissioned notary public via live audio-video call. The notary public re-confirms your identity and then witnesses as you electronically sign the document. The notary then signs and places his or her notarial seal on your document. Once complete, you will receive detailed instructions to access your notarized document online and can deliver it or send it electronically to whomever you would like. The whole process is completed in minutes. In accordance with governing law, all video calls are recorded so that any legally authorized party may view and verify your electronic notarization.

A fee of $40 will be charged for all Real Estate Remote Online Notarizations that are cancelled less than 2 hours before the scheduled appointment.
Time is an irretrievable commodity, therefore payment for travel must be made in full at the time of booking.
I understand that sometimes things happen and your plans need to be changed. All bookings may be cancelled with a full refund if done more than two hours before your scheduled appointment.
Any and all fees paid are non-refundable if your appointment is cancelled less than 2 hours before your appointment.
Notarization fees are based on a “per-stamp” cost, which is a $10 fee, established by the State of Florida (Notarial fees are regulated per Fla. Stat. s. 117.05(2)(a)).

Once we are at your location, the signing and notarization are complete, we will swipe your debit or credit card to securely process the balance due, for notarization fee(s).

The signer will determine the type of notarial act required. The Notary can perform oaths, affirmations, and acknowledgements, but it is up to the signer to determine which act is needed. If the Signer is unable to choose, they should refer to an attorney or to the issuer of the document for additional clarification.
Yes. Whoever is signing the documents MUST appear, in person, before the Notary with a valid (non-expired) photo ID. The Notary must be able to determine with reasonable certainty that the person(s) match the presented identification. If this condition cannot be met, the Notary will not be able to notarize the document(s).
While a Florida Driver's License or ID card is preferable, we also accept:
If you do not have any of the IDs listed and no way to obtain one, I will accept two credible witnesses with a proper ID. They must not be an interested party in the transaction or document being notarized, and they must also complete a credible witness affidavit and credible witness oath.
Besides fraud prevention, the well-being of every client is my main concern. If a signer appears to be unaware of the events taking place, unable to understand the proceedings, appears to be coerced or unwilling to sign, or is medicated, intoxicated, or agitated, the Notary must refuse to notarize the document. For security reasons, I can only notarize documents that were signed in my presence.
So you've scheduled your appointment, GREAT! Now what?

which could save you time and money!
A Notary will not notarize a document if they feel that a person is not signing the document of their own free will. If we suspect that a person is being coerced or pressured into signing any document, we will question the signer (in private) regarding this matter to determine whether or not proceed with a notarization of the document.
All documents to be notarized must be complete with no blank lines or spaces for data to be entered at a later date. Any blank lines or spaces will need to be filled in prior to notarization. If this condition cannot be met, the Notary will be unable to notarize the document.
A Signer who has a physical disability or for any reason is unable to make a typical signature may sign a document using their “mark”. The Notary will prepare the signature line before the Signer places their mark.
Please triple check the information on your documents before your appointment. It is not the Notary's responsible to explain or prepare your documents. When preparing for your appointment please complete any necessary information.
If you are having them printed, allow at least 2 hours before the notarization is scheduled to avoid delays in the notarization process.
All signer(s) must present a valid form of identification to the Notary, and the Notary must be able to determine — with reasonable certainty — that the person(s) match that identification. If this condition cannot be met, the Notary will not notarize document(s).
Florida requires that two (2) Witnesses be present at the signing of Quit Claim Deed.
Florida prohibits a Notary from performing a notarization if a Signer appears unable to understand the nature of the document at the time of notarization. In accordance, the Notary will refuse to notarize if a Signer appears disoriented or under the influence of drugs or medication.
All signer(s) must be in the presence of the Notary at the time the signature is notarized. When filling out your documents please do not sign your paperwork ahead of time. There are no exceptions.
If the Signer does not speak English and there is no one available to translate a document into a language the signer understands, the Notary is not allowed to notarize the Signer’s signature on a document.
If the Signer has dementia, Alzheimer’s, or a mental health problem, please inform us before the appointment. During the appointment the Notary will use their own judgment to determine if the signer is aware of what he/she is doing at the time of the signing. If he/she becomes confused or disoriented before you completing the notarial act, thee notary will stop the notarization.
The Notary will ask the signer if they understand the document they are about to sign. If the Signer indicates that they understand, the signing may proceed.
Florida requires that at least two (2) witnesses be present at the signing of a will, that they be present when the Testator signs the will, and that they sign the will as Witnesses. While Florida allows beneficiaries to be Witnesses, it is generally preferable for individuals with no interest in the Will to act as Witnesses, avoiding any claims that a witness exerted influence over the Testator. In general a witness is an additional person who is not a party to the transaction and is present to witness the signing of the specific document.
If any of the documents to be notarized require a witness be present at the time of signing, it is the Signer’s responsibility to facilitate the presence of the witness before his/her appointment start time. The Notary can sign as a witness as long was they will not be notarizing the witness signature.
All witnesses must have proper identification with them.
